Your listing will be published through HAR, Zillow, Realtor.com and multiple listing services as part of your listing agreement.
Pricing
Setting the right sales price is pivotal. We will help you determine the best and realistic listing price based on comparable sales in the area and the unique selling points of your home. Our goal is to help you determine a price that will attract the right buyers and get you what you need in your hand at the end of the sale. If you set the right price at the beginning, you will not need to worry about a price drop later!
Preparing Your Home
First impressions are important and we will help guide you on decluttering and getting your home ready for listing. Often times, our agents are able to provide complimentary light decor to help with staging the home. We will advise you on what improvements may be needed to get it market-ready… this could include carpet cleaning, painting, clearing/organizing, repairs, etc. If you need referrals to get these action items completed, our list of local contractors can help you get these done at a good price and in a timely manner. We will visit your home several times before listing!
Marketing
We will hit the ground running when your property is ready to list. Your home will appear on all the major online listing sites, as well as highlighted through paid ads on Facebook and Instagram. We will connect with our personal networks and send out email blasts to local brokerages as needed. Our upscale “for sale” signage and custom marketing materials will grab the attention of passers-by and our photos and videos professionally commissioned and complimentary. There will be at least one Open House for resale home listings and we will work with you to coordinate more if needed.
Offers
As offers start coming in, we will present each one to you and help analyze the pros and cons of each. There are multiple factors to consider: price, financing vs cash, closing date, down payment, earnest money, contingencies, etc.
Negotiations
We will be mindful of your best interests when negotiating multiple terms of the contract. Appliances, closings costs, repairs, move-in date, etc. are all items that can be skillfully negotiated by our agents. When all parties come to an agreement, we will ensure all documents are signed and executed accurately to keep in compliance with state regulations.
Preparing to Close
There will be list of items to complete before closing and we will help you get through your title work, repairs, legal obligations, preparing for existing mortgage payoff, etc. On your behalf, we will be in communication with the buyer’s agent during this stage and keep you posted on major updates. This is the most important part of the selling process… to keep all parties on time and on task towards closing.
Closing
As you get ready for the transfer of your property, we will guide you through any last-minute issues that may arise. We’ll work together to create a checklist of things to do including canceling utilities, transfer of warranties, gathering owner’s manuals, arrange cleaning, etc. We will be present with you at the signing table and help you to celebrate your sale!
