Planning
Let’s meet in person or over the phone to understand what your needs and wants are for your new home. We can help you decide if a resale home or a new home construction is the best for your budget and timeline. If you are financing your purchase, we will help you get pre-approved through one of our preferred local lenders.
Searching
You may need to see several home to help you decide what you like and don’t like. We will set up custom searches for you to so the latest options come directly to your phone or email. When you are ready, we will visit homes in person together. If you are not local, our agents are happy to walk through the homes live with you on Whatsapp or Facetime. We will help you narrow down the options!
Offer
It’s important to work with experienced Realtors when preparing your offer. We will be diligent in presenting a market analysis so you submit an offer that is most likely to be accepted. We will make suggestions on what other considerations to make, other than price, that will help to get you the property that you want. This step is extremely important as your agent will be working hand in hand with the listing agent to get a great working relationship started.
Negotiation
We will help you with coordinating and attending inspections, and analyzing the inspection report. Especially in a hot real estate market, timely and efficient negotiation skills are vital. Knowledge of addenda and contract forms is critical as you prepare to sign off on an executed agreement with the seller. You can expect multiple calls during the day to keep you up-to-date during this phase.
Contract
This is often the most restless time for buyers because it’s the longest waiting period. There is a lot of work that goes on behind the scenes, including the loan process, reviewing disclosures, title work, follow up on repairs, etc. Our goal during the contract phase is to maintain contact with all the vendors of the transaction to ensure everything is flowing on time so there is no delay to your closing.
Closing
We will be onsite to do a final walk-through of the property with you and address any concerns before closing. In preparation for closing, we will work closely to coordinate the delivery of funds from the lender, your closing costs/down payment and review the settlement statement with you. Our agents will work diligently to ensure an on-time closing and help you with getting you the information needed for utilities, local resources, etc.
